Overview
The brief
Selling an apartment that hasn't been built yet means selling a floor plan and a promise. The client wanted what Kuula does — walkable 360° tours — but tied to real estate: projects, units, and the lead who walked through them.
The approach
A Next.js app on Prisma where the tour is a first-class data model, not an embedded widget: Project → Unit → Tour → Scene → Hotspot, with overlays on top. A salesperson builds a tour by uploading panoramas and dropping hotspots that link scenes to each other, or to a unit's details.
The half that makes it a sales tool rather than a viewer: Lead, Booking and AnalyticsEvent. Every tour view is an event, so the team can see which units get walked through and which get abandoned in the first room — and a visitor who leaves their number becomes a lead attached to the exact unit they were standing in.
The harder parts
Panoramas are large and salespeople are impatient. Scenes and their assets are modelled separately from the tour so a tour can open before every scene has finished loading, and an audio track can be attached per project without turning every tour into a video export job.
